Disclosures made when selling a house

Q.      I plan to sell my house this spring. Six years ago I had a small leak in my roof, which I repaired myself with some roof tar and never had a problem again.

At another time, while I was on a vacation, a pipe burst and flooded my bathroom and my  foyer ceiling, and did a lot of damage. That also was repaired and I never had the problem again. Do I need to disclose these incidents in the contract when I sell my house? Please advise.

A.      Yes you should. If you don’t and something perhaps not even related to the fixes you made develops, a litigious person might decide to come after you anyway. I don’t think anyone wants that shadow over his or her head.
